Right at the heart of everything that’s good about Tāmaki, the Hīnaki neighbourhood is situated four minutes’ drive from Panmure Town Centre, and three minutes’ drive from Glen Innes Town Centre. It borders Ruapotaka School and is just a 12 minute off-road stroll along the soon-to-be-upgraded Boundary Reserve to the Tāmaki Estuary. Over 300 new high quality homes are coming to Hīnaki, along with new and upgraded parks, playgrounds and infrastructure. Homes for all whānau

The Hīnaki neighbourhood will offer the widest range of housing choice in Tāmaki to date, so there’ll be something to suit the needs of all whānau. This includes public housing homes, affordable homes sold through KiwiBuild, secure affordable rental homes managed by Simplicity Living, and affordable homes for people with a strong connection to Tāmaki (especially Māori and Pasifika whānau) who have completed the OWN IT programme. Homes will range in size from one to five bedrooms, and will include Lifemark-certified accessible homes.

Culturally-inspired design

The beauty, history and cultural significance of the Tāmaki rohe will be reflected in the design of the Hīnaki neighbourhood. The Hīnaki Street and Kupenga Apartments will showcase the work of sculptor Anton Forde (Master of Māori Visual Arts, Hons), which will appear in large-scale tukutuku brickwork feature walls and in sculptures throughout the shared landscape, in a way that he hopes will honour the past, present and future of the Hīnaki neighbourhood.

Shared spaces for connection

‘Living’ laneways, lined with trees and plants and designed to be safe for pedestrians and cyclists of all ages, will weave their way through the Hīnaki neighbourhood. Apartments and terraced homes will centre around local ‘village greens’, community gardens with fruit trees and spaces for gathering with friends, and small ‘pocket parks’ - shared neighbourhood backyards for kids to play safely. Nearby Boundary Reserve is being upgraded to restore the ecology and mauri of the stream that flows through it, providing a green pedestrian route to the Tāmaki Estuary.

All homes meet 6 Homestar standard, which exceeds the minimum New Zealand Building code requirements and guarantees that the home is warm, dry, energy-efficient and built from quality, lasting materials.

Kupenga Apartments by NZ Living

The Kupenga boutique apartments on the corner of Pilkington Road and Torino Street will include 132 one-, two- and three-bedroom homes across eight low-rise buildings. The homes have a 100 year ‘design life’ that will benefit their residents for generations to come. They’ll be professionally managed by Simplicity Living, a not-for-profit partnership between experienced developers NZ Living, and KiwiSaver fund manager, Simplicity. Simplicity Living’s mission is to provide a high quality rental option for people who would like the stability of a long-term, more affordable tenancy.

Hīnaki Street Apartments by NZ Living

Recently completed, Hīnaki Street features 75 high quality apartments, including 61 KiwiBuild homes for first home buyers, on the corner of Pilkington and Tripoli Roads. The Hīnaki Street low-rise apartments are being built from high quality materials such as brick, steel and concrete. They are centred around a green space with fruit trees, native plants and sculptures by Anton Forde.

Affordable and public housing homes by Jalcon Homes

Award-winning builder Jalcon Homes is building 42 public housing and affordable homes (reserved for people with an existing connection to Tāmaki who have completed the OWN IT programme) across six buildings on the corner of Parata and Hīnaki Streets. The two, three, and four bedroom homes will be a mix of terraces and low-rise apartments, ranging in size from one to four bedrooms. The development will feature ‘living laneways’ between buildings, a 500m2 shared community garden, vegetable gardens, and fruit trees.

Estimated completion date mid-2022.

Affordable, public housing, accessible and open market homes by Housing Foundation

Our builder partner Housing Foundation is a not-for-profit charitable trust with expertise in helping lower income renting whānau to become homeowners. They’ll be building 56 public housing homes, affordable homes and homes for sale on the open market, on the corner of Hīnaki Street and Tripoli Road. These two and three level terrace homes will range in size from two bedrooms through to four bedrooms, and will include Lifemark-certified accessible homes.

The first homes are estimated for completion in late 2022/early 2023.

The Tāmaki regeneration programme is building on the strengths of every corner of Tāmaki to create unique, beautiful neighbourhoods. Over the next 20 years, we’re working alongside the community and our partners to bring more homes, parks and playgrounds, infrastructure, transport, education and jobs, to create a thriving Tāmaki where no one is left behind.

A total of 10,500 homes will be built in Tāmaki to suit whānau of all sizes and stages, including public housing homes, secure long-term rentals, and affordable homes for people with a connection to Tāmaki.
